The Builder Special: Why Your Brand-New Closet Is Mostly Empty Air
One wire shelf and a rod, seven feet up, with about 43 cubic feet of nothing underneath. What the builder left out of your new-build closet, and what fits in the same eight feet.
CUSTOM CLOSETS · BARRIE, ON
Dream Spaces designs, builds and installs custom closets in Barrie: walk-ins, reach-ins and built-in wardrobes measured to your room rather than cut down from a stock kit. We have built custom storage in this area for over ten years, from a workshop on Saunders Road, and the team that measures your closet is the team that installs it.
Serving Barrie: the bay and downtown, Ardagh, Sunnidale, Cundles, Holly, Painswick and Innis-Shore
OUR WORK
Barrie divides into three eras, and each one fails at storage differently. The houses near the bay went up before fitted closets were normal. The subdivisions built between the seventies and the nineties gave every bedroom the same five-foot reach-in with a single rod. And the south-end houses have generous walk-ins that were handed over with wire shelving and nothing else. The projects below are the fix: closet design planned around what you actually own, then built to measure. The same approach covers built-in wall units, laundry rooms and basement storage.
WHY DREAM SPACES
Barrie is where we are. The workshop is on Saunders Road, the crew lives here, and we have been building custom storage in this area for over ten years: a team of 20 now, and 206 customers. That matters in practical ways: a Barrie project is the shortest drive we make, the measure and the install are done by the same people, and if a drawer needs adjusting a year later we are across town rather than a service ticket. It is also why we do not run a walk-in showroom. Samples come to your kitchen table instead, which is where the decisions actually get made. Everything is backed by the Homeowners Lifetime Warranty for as long as you own the house.
We come to you. Our designers assess your space and create a solution around how you actually live.
Every piece is designed for your room. Canadian-made materials, professional build, and a finish that lasts.
No franchise overhead. Direct relationships, faster decisions, and a team that takes every project personally.
For as long as you own your home. Quality backed by a warranty that means something.
Dream Spaces is a member of the Simcoe County Home Builders’ Association, the industry body for Barrie and Simcoe County, and of the Canadian Home Builders’ Association. Both listings are public, so you can confirm them yourself.
The Fix
Three eras of housing, three different storage failures. Almost every Barrie closet we are asked to fix falls into one of them.
Built before 1960
Downtown, Codrington and the streets around Queen’s Park. One shallow closet per bedroom, sometimes none, plaster that is neither square nor plumb, and sloped ceilings under the eaves eating the useful wall.
What we do: Wardrobes scribed to the wall rather than shimmed away from it, and drawers built into the knee wall under the slope.
Built 1970-1999
Ardagh Bluffs, Sunnidale, Cundles, Letitia Heights. The same five or six-foot reach-in in every bedroom (one rod, one wire shelf) and a full basement quietly doing all the overflow work.
What we do: Double-hang the short clothes, a drawer bank instead of a dresser, and the basement turned into real storage instead of stacked bins.
Built 2000-today
Holly, Painswick and Innis-Shore. A generous walk-in handed over with wire shelving and nothing else, which is a room doing a fraction of what it could.
What we do: The highest-return project in the house, because the room already exists, full-height towers, drawer banks, shoe shelving and light.
The Needs
The dimensions below are why a fitted closet holds so much more than the one it replaced, and why a stock kit cut to 24-inch increments wastes so much of a room.
| Element | Dimension | Why that number |
|---|---|---|
| Hanging depth | 24 in. | A shirt on a hanger is about 22 inches across. Below 24 the doors press on the clothes. |
| Short hang (shirts, folded trousers) | 42 in. | Two rods fit in the height most closets give to one, which roughly doubles the hanging. |
| Long hang (dresses, coats) | 66–72 in. | The only section that needs full height. Sizing it to what you own frees the rest. |
| Walk-in, minimum | 5 ft × 5 ft | Hanging on two sides with enough floor left to turn around in. |
| Walk-in with a walkway | 6 ft 6 in. | Two full-depth runs facing each other and a path between them. |
| Drawer bank | 18–30 in. | Wider than 30 inches and a drawer front starts to sag over the years. |
| Shoe shelving | 12 in. deep | Angled and spaced 7 to 8 inches apart, which takes a size 12 without wasting a row. |
Boxes are three-quarter-inch with metal drawer boxes, and undermount soft-close runners are standard on everything we build: DTC hardware, with Blum available as an upgrade. Fronts and panels are Tafisa, made in Quebec, along with Cleaf, TFL Lifestyle and Finsa.
SERVICES
Every Barrie house hides its storage somewhere different: under the basement stairs, in the knee wall behind a sloped ceiling, in the six feet of garage nobody parks in. Dream Spaces designs custom closets and built-in storage around the room you have rather than the room a catalogue assumes.
HOW IT WORKS
Consultation, design, build, installation. Your Barrie project stays with one Dream Spaces team from the first measure to the last adjustment. Being in town makes the awkward parts easier: we can come back to re-measure without turning it into an appointment three weeks out.
We start with a relaxed conversation, either in your home or over a video call. We’ll walk through your space together, talk about what’s working (and what isn’t), and get a clear sense of your routine.
Next, we design your space around you. You’ll get a rendering of your custom closet or built-in solution, always tailored to your layout, your storage needs, and your style.
Our team handles the full installation from start to finish. We show up on time, protect your space, and get to work, working efficiently so most installations are completed in a single day.
We’ll walk through everything together to make sure it’s exactly how you want it.
Our workshop is on Saunders Road in Barrie, but it is a workshop rather than a walk-in showroom. We would rather bring the showroom to you. A designer comes to your home with samples, measures the actual room and designs around it, which tells you a great deal more than a display closet can.
Yes, though in most Barrie homes the honest answer is that a fitted system beats an organizer kit on the same wall. Kits come in fixed increments, so a five-foot reach-in ends up with wasted inches at one end and a rod that still sags in the middle. We measure the opening and build to it. See custom closets for the system types.
This is the most common project in Barrie’s south end: Holly, Painswick and Innis-Shore houses were handed over with a good-sized walk-in and a single wire shelf. The room is already framed, drywalled and lit, so adding double-hang sections, drawer banks, shoe shelving and full-height towers usually multiplies what it holds with no construction at all.
Barrie households store more seasonal bulk than most: boards and skis for Horseshoe and Snow Valley, life jackets and towables for the lake, and winter coats for half the year. That load belongs on a mudroom wall, in the garage and in the basement rather than in a bedroom closet, and planning it there is usually what frees the closet up. It goes into the same design.

One wire shelf and a rod, seven feet up, with about 43 cubic feet of nothing underneath. What the builder left out of your new-build closet, and what fits in the same eight feet.

The closet you build for a four-year-old is wrong by nine and faintly humiliating by fourteen. Eight decisions that let a kids’ closet change with the child.

Two quotes for the same closet can land thousands apart. What drives the number, and the three construction questions that make any two quotes comparable.
Call 705-315-9169 or book a free design consultation below. A designer comes to your Barrie home, measures the room and shows you what it could hold. We bring the samples and the drawings to you; there is no showroom trip to schedule.
